Wyndemere offers three (3) PROGRAM options for managing potential long-term care costs for the future. All PROGRAMS include two financial components.
- The Entrance Fee: A larger up-front investment much like buying a house
- The Monthly Fee:A monthly service fee that covers many of the costs of home ownership and also includes many extra services that make your lifestyle simpler and more "user-friendly" (housekeeping, flexible dining, maintenance, security, transportation, etc.)
The Entrance Fee and the Monthly Fee are determined by:
- The SIZE of the apartment home or townhome
- The PROGRAM (Premiere, Lifestyle or Blended)
- The NUMBER OF PEOPLE residing in the home
One of the most pressing questions for most people when researching retirement communities is "What does it cost and can I afford it?"
Below is a brief explanation of the three Programs and 'Fee Ranges' that provide general guidelines for Wyndemere. As with all retirement communities, there is typically some increase in these fees on an annual basis. Reviewing this information will provide an excellent starting point for your research into our community.

PROGRAM Options
The Premier Program
- A form of long-term care insurance - Wyndemere functions like a long-term care insurance company and absorbs a majority of the financial risk. Wyndemere underwrites or pays for a majority of your care as you move to assisted living or skilled nursing.
- Provides maximum risk protection with unlimited life long care.
- Ensures that you¹ll never have to worry about running out of money to meet your long term care needs with the charitable care clause.
- Offers a 75% Return on your Entrance Fee option

The Lifestyle Program
- All the benefits of Wyndemere's lifestyle without pre-paying for future long-term care needs
- Priority access to Westbridge Assisted Living & Wynscape, and RehabTrack at Wynscape
- Offers a 90% return of your Entrance Fee option
- Reduced Monthly Fees
- Fee-for-service or Pay-as-you-go for your long-term care costs only if and when you need it
- Can utilize your long-term care insurance policy to off-set future costs
- Option available to spend down the 90% return as needed to fund long-term care costs on the Wyndemere campus

Financial PLANS for the Entrance Fee
There are two financial plans to consider for your Entrance Fee investment:
The Return Plan
- Designed for those whose primary financial goal is to preserve assets
- Returns 75% of your investment on the Premiere Program & Blended Program
- Returns 90% of your investment on the Lifestyle Program
The Classic Plan (Recommended as an option for the Premiere or Blended Programs)
- Designed for those whose primary financial goal is to minimize the initial investment
- Provides a lower Entrance Fee, thus freeing up more cash
- Will have a diminishing return over 50 months, at 2% per month, declining to a zero return
The Financial Qualification Process
The first step to determine if any retirement community is a financial fit for you is to know exactly what you have to work with in terms of:
- Total Combined Capital Assets - the value of your home, checking & savings accounts, stocks, bonds, annuities, IRAs, CDs and all other assets.
- Total "Available" Monthly Income - a calculation of what you have in
- Social Security
- Pension(s)
- ALL interest and dividends that are generated by your investments regardless of whether you take a payout on the interest/dividends or continue to roll it into the principle. Sometimes the information can be easily obtained from your most recent federal income tax return. Or you may need to review your current financial statements to see exactly what is being generated.
Once you have a clear understanding of exactly what financial resources you have to work with, it is very easy to plug in a simple financial formula to determine if Wyndemere is a financial fit for you.
Formula to Apply
Total Assets
Multiply the Entrance Fee x 2 (based on the program and financial option you choose).
Example: The Entrance Fee = $200,000 ($200,000 x 2 = $400,000)
To qualify in this example the value of your home and all other investments (your total net worth) would need to be $400,000 or more.
* For the Lifestyle Program or if you are 80 years old or more, multiply by 1.5
Total Available Income
Multiply the Monthly Service Fee x 1.5 (based on the number of people and the program you choose)
Example: The monthly fee = $2,000 (1.5 x $2,000 = $3,000)
To qualify in this example your pension, social security, interest and dividends and any other income you may have, would need to be $3,000 per month or more.
Guarantor Form
If a person does not meet the necessary financial qualifications, a family member can sign a guarantor form to guarantee the payment of the monthly fees.
